House hunting success starts before you schedule a single showing, not once you start scrolling listings. The buyers who feel confident and move quickly when the right home shows up are almost always the ones who prepared first: they know their real budget, their true priorities, and what the Union County and Charlotte-area market is actually doing. Here are three things worth sorting out before you tour your first home.

1. Know Your Budget Before You Fall in Love With a Home

It's easy to focus on the list price, but your real budget is about more than the purchase price. Before you start looking, it helps to think through:

  • Monthly mortgage payment
  • Property taxes
  • Homeowners insurance
  • HOA fees (if applicable)
  • Utilities
  • Maintenance and repairs
