My best friend called me last week. She had found the house. She loved it. The only thing holding her back was the price.

So I asked her the same two questions I ask every buyer who gets stuck in this exact spot.

The Questions I Ask

The first question is about the home itself: Compared to other homes you've looked at, how is this one updated or different?

This is the same thing I do for any client when we talk pricing. I look at what sets a home apart, not just the number on the sign. A newer roof, an updated kitchen, a finished basement, these things matter. They tell you what you are actually paying for.

The second question is harder: If you passed on this house and bought one that needed a new roof or a new HVAC system instead, what would that cost you? Not just in money. In time.

I asked her that and then I stopped talking. I let her sit with it.

Why I Don't Just Tell Buyers What to Do

Here's a pattern I see all the time with buyers. They find the right house. They can picture themselves living there. But they are not quite ready to commit to the number.

That is not a sign something is wrong. It is normal. Buying a home is one of the biggest financial decisions most people make, and it deserves a real pause.

My job is not to talk anyone into anything. As much as I wanted to jump on a plane and go see my best friend's new house in Wyoming, this had to be her call. She is the one who will live there. She is the one who has to feel good about the choice, not just today, but a year from now.

So instead of pushing, I ask questions. I lay out what she is really comparing. Then I let the decision be hers.

What This Means If You're House Hunting Right Now

If you're in Union County or anywhere in the Charlotte metro and you've found a home you love but the price has you second guessing, you are not doing anything wrong. Take the time you need.

What helps most is comparing apples to apples. Look at what the home actually offers versus what you'd be signing up for with a different property, including repairs, updates, or systems you'd need to replace. Sometimes the house that feels expensive today is actually the better deal once you run the full comparison.

Q: Is it normal to hesitate on a home I love because of the price? A: Yes, this is very common. Finding the right home and feeling ready to pay for it don't always happen at the same time. Taking time to think it through, rather than rushing, usually leads to a decision you feel confident about later.

Q: How do I know if a higher priced home is actually a better deal? A: Compare what the home offers, like updates, a newer roof, or a newer HVAC system, against what you'd spend fixing those same things in a lower priced home. Factor in both the cost and the time those repairs would take. Sometimes the pricier home saves you money in the long run.

Q: Should my real estate agent tell me what to decide? A: A good agent should ask you the right questions and give you clear information, not make the decision for you. It's your home and your money, so the choice should feel like yours.
